This 150,000+ sq ft industrial retail building in Gurnee, IL had three distinct lighting environments under one roof: a customer-facing parking lot, an office and admin floor, and a high-bay warehouse footprint. Each zone had different light-level targets, different shift patterns, and different glare expectations — but the ownership had a single, very clear constraint: deliver a full LED conversion without ripping out the existing fixture housings.
Duvon's specification used a matched family of 5000K LED retrofit kits — high-bay LED engines for the warehouse, lay-in troffer kits for the office grid, and shoebox / wall-pack LED retrofit modules for the parking lot. Every kit dropped into the existing fixture housing, preserving the building's pole bases, roof penetrations, and ceiling grid. No structural rework, no permit re-pull, no extended downtime.
The finished building runs at 30 fc parking-lot maintained average, 50 fc office working-plane, and 30 fc warehouse aisle illuminance, with motion-aware dimming in the warehouse and astronomical-clock control in the parking lot. Whole-site operating energy fell 64% measured against the prior twelve-month meter baseline — a payback window the ownership has confirmed will close inside three years against the current Illinois commercial energy tariff.
